Lawrence Lazarides says, "Shiraz and Abdul from Atlas GC were a pleasure to work with.Project Scope:Demo & rebuild 4' x 25' timber retaining wall w/ drainage stone, piping, etc.Rebuild wood fence on top of retaining wallDemo wood patio, install paver system & border river rock*They also worked with my HOA to install a walkway with stone pavers and an 8x8 timber staircase adjacent to the retaining wallBackground:Our project started with the desire to demo and rebuild a failing ~4' timber retaining wall in our rear patio which extended beyond our property line into public space. Our HOA opted to build a stair instead of their section of the retaining wall. As you can imagine, this got a little complicated as it required a number of different reviews and permits from the city.I opted to manage the permitting myself, which involved a number of revisions to drawings and schedule delays. AtlasGC was very patient and accommodating during this process and also helped me work with the city to get the drawings approved. The city-driven changes to the design introduced added cost after their initial quote, but in order to keep the project from falling further behind schedule, they moved forward and absorbed the added cost.Communication/Professionalism:Shiraz and Abdul were very communicative and professional during the entire process. During the design evolution, Shiraz assembled a number of revised quotes which were very clear, timely and professionally assembled. We discussed a number of different options for the construction of the wall and he was very transparent regarding price, time, etc. During construction Abdul, Melvin and his crew were very respectful of the area kept a clean construction site. Once started, the project progressed quickly and completed within the established timeframe.AtlasGC was also very patient and obliged to a couple of requests I made to make adjustments to their completed work per my personal preferences. They did this free of charge, without hesitation.Pricing:We had a number of contractors provide quotes on the project and AtlasGC was by far the most competitive. So competitive, in fact, that we decided to also have them hardscape our entire patio with a beautiful stone paving system.I highly recommend AtlasGC for their work, professionalism, collaborative spirit, and competitive pricing."See more

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

Does adding a porch increase home value?

A porch may increase your home’s value and boost its curb appeal. However, you’ll need to do your research to understand what types of home upgrades can attract potential buyers.

How much is a porch?

It costs about $5,000-$10,000 to build a small, basic porch, according to HGTV. Prefabricated porches typically cost around $10,000-$30,000. Larger, custom-made porches can cost as much as $50,000.

To find out exactly how much your porch will cost, request a cost estimate from a porch builder near you.

What is a sleeping porch?

A sleeping porch is a screened balcony or deck that contains sleep furnishings and cool breezes. If you live in a region that experiences warm weather at night, these porches can provide a way to escape the heat and get a good night’s sleep.

Does a porch need foundations?

Yes, your porch should have a foundation that adheres to your local building codes. You can often find this information online. You can also consult your porch builder and ask for their help when navigating building codes.

How much does it cost to build a deck?

The cost of building a new deck or porch is $1,500. However, this price can vary depending on a few different factors. The square footage of the space, the type of materials to be used, the intricacy of the project and your specific region can cause the price to fluctuate. To find out how much your new deck will cost, get free estimates from the best deck contractors near you.

How do I find a contractor to build a deck?

First, conduct an online search so you can see a list of the best deck contractors in your area. This makes it easy to compare the top-rated pros, and you can quickly view their ratings.

Next, click on several contractors’ profiles so you can read their customer reviews and view photos of decks the pros have completed. When reading the reviews, look for information that highlights the contractors’ quality of work, their ability to build the deck on time and their pricing methods. As you’re looking at the before-and-after photos of completed decks, pay attention to the craftsmanship, materials and style so you can get a sense of the contractors’ skills and experience.

After identifying several deck contractors who seem capable of building your deck, look into their credentials. Confirm the requirements in your state and city, and try to verify the pros’ licenses online. Or, you can ask the contractors to provide you with an overview of their credentials.

Your last step: start asking for free estimates from several contractors. Give them as many details about your project as possible so the pros can give you an accurate estimate. What type of material do you want for your deck? How big will it be? Where should it be built — your front yard or backyard? When do you need it built?

Make your final decision after comparing quotes and analyzing the research you’ve conducted. Ultimately, you should pick a contractor who has experience building your desired deck, the necessary qualifications, mostly positive reviews and fair pricing.

Does a deck increase home value?

A back deck may (or may not) increase your home’s value or attract potential buyers if you’re looking to sell. According to the Remodeling Impact Report: Outdoor Features, a new wood deck with an estimated construction cost of $10,000 recovered $8,000 for the overall recovery of 80%. Still, 9% of realtors suggested that home sellers should add a new wood deck before putting their home on the market, and 4% said this project has helped closed deals.

The impact of adding a new deck will likely depend on its material (wood, composite, etc.) and where you live. For example, if you live in an area where people rarely spend time outside because of the weather, it’s reasonable to predict that prospective home buyers might not rate a deck highly on their list of must-haves when looking for a new home.

When in doubt, consult with your realtor or a real estate expert to figure out if adding a new deck to your home is the right move to increase your home’s value. If it is, contact the best deck contractors near you to get free estimates and start planning your project.

Who is a carpenter and what do they do?

Carpenters are skilled craftsmen who build things out of wood. Depending on what the carpenter builds, they may be referred to by various names. A framer is a carpenter who puts up the framing on a house. A trim or finish carpenter installs the finishing touches of prefabricated or custom trim and detail work once a house has been built and the walls are up. A furniture maker or woodworker builds furniture — such as tables, beds and dressers — out of wood. A cabinetmaker is a carpenter who builds custom and semi-custom wood cabinets. If you’re having a home built or remodeled, your general contractor will either provide or subcontract the carpentry work for the framing, cabinets and trim. You can hire a carpenter directly to update the trim in your home, build you a piece of custom furniture, or repair or replace your wood cabinets.

Is it hard to build a deck yourself?

If you don’t have the skills, experience and qualifications, building a deck may be difficult for you to do on your own.

Structural integrity is key when constructing anything, but especially something you plan to have your family and friends use regularly. The safety of the structure takes careful planning and experience.

Professional contractors have the knowledge to make a safe, beautiful deck for you. They also know the proper permits and insurance required to legally build a new deck or remodel a porch in your city.

Do carpenters build houses?

Carpenters are trained to work with wood. That means that any part of your home that is built of wood is very likely to involve a carpenter. Framing carpenters will put up the wood that makes up the bones of your home. If you’re having a wood floor installed, it may be done by a carpenter — although being a carpenter is not a requirement to install flooring. Trim, baseboards, wainscoting and any other detail work is typically installed by a finish carpenter. The wood boxes of custom cabinets will be built and installed by a carpenter.

Although all of these components in your new or remodeled home are built by carpenters who specialize in building things with wood, a general contractor typically oversees construction of the entire house. If the general contractor is also a carpenter skilled in all these areas, they may well construct your entire home. More often, the general contractor subcontracts out the various building stages to different individuals, including carpenters.
